First Phase of Terraces of Boise Project Completed On Schedule
New Residents Enjoying Idaho’s First Continuing Care Retirement Community

August 31, 2015 Boise, ID: Phase One of the $56 million Terraces of Boise project is now complete, and the new community’s first residents have unpacked and are settling into their new cottages and apartment homes along Warm Springs Avenue, in Boise’s Harris Ranch. “Phase One opened 68 independent living apartment homes and 12 cottages as well as the independent living common areas, and two on-site restaurants for residents. This was a significant undertaking and we are pleased to complete the first phase on-schedule, said Brett Myron, who has led the project for PETRA, Inc., based in Meridian.

Driving the Project

The project began in early 2014 after several years of planning, design and awaiting more favorable market conditions. PETRA was able to develop a first class project team. “We are fortunate to have outstanding relationships with some of the best subcontractors in the state. These relationships are crucial for a successful project,” said Myron. Additionally Myron credits starting the project with a cohesive team, a reasonable budget, and realistic schedule.

“It really comes down to team strength when keeping a project on track,” said Jerry Frank, President and Owner of PETRA. “Completing projects on time and on budget is the number one client expectation. What we add to the project is long standing relationships with our subcontractor base, which gives us the ability to resolve issues quickly, excelling at solutions,” said Frank.

If you ask Jud Severns, Executive Director for the Terraces of Boise, he’ll lend credit to project leadership. “PETRA Project Manager Brett Myron’s attention to detail and the way he directs his staff proves he is a true leader. Many times you don’t see those qualities from a project manager. Brett’s knowledge base, his patience level and his ability to be genuine, not to mention the hours he works – it is always whatever it takes,” said Severns.

About the Project

The first of the two-phase Terraces of Boise project constructed over 160,000 square foot living and common spaces. Today, stands a four-story apartment home facility, complete with two restaurants, Zapore and Della Terra Café, an underground parking garage, a fitness center, meeting rooms, library and 12 cottages. Phase Two, which is now underway, will add 81 additional independent living apartment homes, memory support suites, a skilled nursing unit, assisted living apartments, a beauty/barbershop, a physical therapy space, and an enclosed courtyard. Idaho’s first Life Care Center, caters to seniors 62 years of age and older, offering an active and engaging community.

With 82 percent of the residential units sold, there are still opportunities for seniors to become a part of the new Life Care Community. “What we hear the most from seniors that have experienced living in a senior community is that they wished they would have come sooner! It is about engagement, being active, and enjoying the amenities before you need care,” Severns emphasized.

Today, the Terraces of Boise employs 42 people; however that number is expected to grow to approximately 160 employees with the completion of Phase Two — the majority of employees yet to be hired include dining services and health care staff. Phase Two of the community is anticipated to be complete in early 2016.
